  3.                  Termination of Lease Obligation

  39. hereby surrenders all rights in and to the subject
  40. leased premises.  That possession of said premises shall
  41. be delivered up to lessor immediately upon the execution
  42. of this instrument, and that lessor is relieved of any

  44. lease.
